ACCOMMODATION RENTAL TERMS

A&K Investment Oy complies with the following terms and conditions when ordering, reserving and canceling ordered services for the accommodation located at Hissitie 10 C 7 (= Casa Hohto). These conditions become binding on both parties (parties A&K Investment Oy and the customer = the booker) after the customer makes an accommodation reservation through the Casa Hohdo website. The booker must be of legal age.

BOOKING AND PAYMENT

After making the reservation, the customer receives a reservation confirmation in their email. Advance payment is 30% of the accommodation price and the final payment is automatically charged on the payment card 42 days before the start of the rental period. If the final debit of the accommodation rent fails from the payment card, the reservation is valid for 2 days, during which the customer must take care of the functionality of the payment card. If the reservation is made less than 30 days before the start of the rental period, the entire amount is paid when making the reservation. Ignoring payments is not regarded as being a valid cancellation.

The customer will receive an accommodation description, directions to the accommodation location and door codes 2 days before the start of the reservation.

When the customer books accommodation through Casa Hohto's website, the customer accepts these Rental Terms and is responsible for having familiarized themself with the instructions related to making the reservation when making the reservation.
The reservation system automatically sends confirmation of the reservation, arrival directions and key contact information to the email address provided by the customer. The customer is responsible for familiarizing themself with the instructions he receives, such as the description of the accommodation location with arrival directions and key contact information, as well as the booking conditions.

A&K Investment Oy is not responsible for an unsuccessful booking. If the customer does not receive a booking confirmation, the customer should immediately contact Casa Hohto's customer service to solve the situation. A&K Investment Oy does not guarantee that the accommodation is still bookable at this stage. If the accommodation is not bookable, the possible charge will be refunded.

CANCELLATIONS

Cancellation must ALWAYS be made in writing by replying to the email received as a booking confirmation.
The reservation is not automatically cancelled if the payment is not paid/the payment fails.

When the customer has booked the accommodation 30-8 days before the start of the rental period, the customer has the right to cancel the reservation within 24 hours of the reservation, in which case the amount will be refunded in full.

When the customer has booked the accommodation 7-1 days before the start of the rental period and the customer cancels the reservation, the full price of the accommodation will be charged.

In case of a sudden illness or death in the family or other exceptional situation preventing the trip, the customer must ensure that their own travel and accident insurance covers the costs of the reservation, if the event leads to the need to cancel the reservation. The owner also complies with the above reservation conditions in these cases.

A&K INVESTMENT OY'S RIGHT TO CANCEL THE RESERVATION

If it is a force majeure, or an obstacle beyond A&K Investment Oy's control (e.g. fire or water damage), A&K Investment Oy can cancel the reservation. In this case, the customer has the right to get the payment back in full. If necessary, A&K Investment Oy has the right to cancel the reservation if the payments related to the reservation are not paid on time.

STAYING AT THE ACCOMMODATION

The accommodation is available to the customer from 16.00 (4 PM) on the day of arrival. On the day of departure, check-out is at 11.00 (11 AM). The accommodation price includes bed linen, towels, dishes and other kitchen utensils, water, electricity, internet connection, cleaning tools and materials.

FINAL CLEANING

Final cleaning is included in the apartment rent. We require the customer to hand over the accommodation after normal living, i.e. furniture and other equipment in place and intact, trash removed and dirty dishes in the dishwasher.

If, upon the end of the booking, the apartment is left in an untidy condition and requires final cleaning larger than normal, the owner reserves the right to charge a cleaning fee of at least 300€. If the owner needs to charge more, the owner is responsible of indicating what the payment consists of. Moving dishes and other items in the apartment from one apartment to another is strictly prohibited. A&K Investment Oy is not responsible for the customer's belongings stored in the apartment or left there.

Smoking is strictly prohibited in the accommodation! If there has been smoking in the accommodation, the owner will charge cleaning costs (min. 1000€). A&K Investment Oy is not responsible for allergy symptoms or other problems caused to the customer by unauthorized smoking or animal dust. The ban on pets mentioned in the property description of the accommodation does not guarantee that the property is suitable for people with allergies.

The customer is obliged to return the 2 ski passes included in the price of the accommodation to the accommodation by 11.00 (11 AM) on the day of departure. The owner of the accommodation or their representative has the right to collect the costs incurred for renewing the ski passes from the customer.

DAMAGES

The customer is obliged to compensate A&K Investment Oy for damages caused intentionally or unintentionally to the accommodation or its furniture during the rental period. Any damages caused must be immediately informed to the
maintainer of the property.

TERMINATION OF THE RENTAL AGREEMENT IN CASES OF FAULTS, BREAKDOWNS AND COMPROMISED SAFETY

If the customer fails to stop causing disturbance or danger to others in the same or neighboring property, despite notice from the provider of the accommodation or its representative, the owner of the accommodation or its representative has the right to terminate the rental agreement with immediate effect. All costs incurred from the above mentioned measures will be charged from the customer.

NUMBER OF GUESTS

The accommodation may not be used by more people than the stated number of persons (max. 8 guests).

PETS

Pets are not allowed at Casa Hohto.

COMPLAINTS

All comments related to the equipment and condition of the accommodation must be addressed directly to the owner immediately after they appear. If the customer has not contacted the freight forwarder about possible problems during the rental period, he loses the right to possible refunds. If there is no satisfactory solution to the matter that is the subject of the remark during the rental period of the accommodation, the remark must be sent in writing to A&K Investment Oy before the end of the accommodation reservation. If the customer and A&K Investment Oy cannot reach an agreement regarding the handling of the notice, the customer can refer the matter to the Consumer Disputes Board.

A&K Investment Oy is not liable to pay compensation for any problems caused by natural conditions, insects, voles, unexpected change in the weather, construction work on a neighboring property, alterations in facilities or other alterations that have not been informed to A&K Investment Oy, or for problems caused by any third party (e.g. interruptions in the supply of water, electricity or television services) that potentially incur damages or costs for the customer.

A&K INVESTMENT OY RESERVES THE RIGHT TO CORRECT ERRORS IN THE PRICE INFORMATION

Incorrect price information does not bind A&K Investment Oy if the price is so clearly incorrect that the customer should have understood it. Such a situation is, for example, if the difference between the declared price and the actual price is considerably large or the wrong price can be considered exceptionally low compared to the general price level.

APPLICABLE LAW AND PLACE OF LIGITATION

The parties shall endeavor to settle any disputes on the contract through negotiation. If no agreement is reached, disputes will be settled in The Consumer Disputes Board or in the Vantaa District Court. Finnish law applies to the contract.

A&K Investment Oy is not responsible for changes beyond our control that have appeared after the publication of these terms and conditions. A&K Investment Oy reserves the right to make changes.
